40 Questions to Ask Potential Flatmates (Before You Commit)

Moving in with someone is a big decision. These questions help you figure out if you're actually compatible before signing a tenancy agreement. Ask them over coffee, during a viewing, or in a message thread. Better to feel awkward for 20 minutes than miserable for 12 months.

The essentials (ask these first)

  1. What time do you usually go to bed and wake up? Sleep schedule mismatches cause the most daily friction.
  2. How would you describe your cleanliness standards? Be honest. "Normal" means different things to different people.
  3. Do you smoke? Including vaping, and whether it's inside or outside only.
  4. Do you have pets, or plan to get any? Allergies, phobias, and landlord restrictions all matter.
  5. What's your budget for rent and bills combined? Make sure you're in the same range before going further.

Daily life and routines

  1. How often do you cook at home vs. eat out or order in?
  2. Do you work from home? If so, how many days a week?
  3. How do you feel about shared food, or is everything separate?
  4. What's your approach to the washing up? Same day, or let it accumulate?
  5. How often do you think communal areas should be cleaned?
  6. Are you a morning shower or evening shower person? (Matters if there's one bathroom.)
  7. Do you watch TV in communal areas, or mostly in your room?

Social life and guests

  1. How often do you have friends over?
  2. How do you feel about partners staying over? How many nights a week is OK?
  3. Would you want to socialise with your flatmates, or keep things friendly but separate?
  4. How do you feel about hosting parties or pre-drinks at the flat?
  5. Are you comfortable with flatmates having friends over when you're not home?

Money and bills

  1. How should we split bills? Equal split, or proportional to room size?
  2. Are you comfortable using a bill-splitting app (Splitwise, Settle Up)?
  3. How do you feel about a shared kitty for household essentials (toilet paper, washing-up liquid)?
  4. Have you ever had issues paying rent on time? (Fair question, saves drama later.)
  5. Would you want to set up a joint account for bills?

Noise and space

  1. Do you play musical instruments?
  2. How loud do you like your music or TV?
  3. How do you feel about quiet hours? What times?
  4. Do you need silence to work from home, or can you filter out noise?
  5. Is the living room a shared space or first-come-first-served?

Household management

  1. How do you feel about a cleaning rota?
  2. Who takes the bins out? Is there a system?
  3. How do you handle maintenance issues? Report immediately, or DIY first?
  4. Are you OK with sharing a shelf in the fridge, or do you want designated space?
  5. How do you feel about decorating communal areas?

The awkward but important ones

  1. How do you handle conflict? Direct conversation, or do you need time to process first?
  2. Have you lived in a flat share before? What went wrong? Past experience is the best predictor.
  3. What's your ideal flat share situation? "Best friends who live together" vs "friendly people who respect each other's space" — both valid, but incompatible.
  4. Is there anything that would be a dealbreaker for you? Let them volunteer theirs before you share yours.
  5. How long are you planning to stay? Matching on tenancy length avoids disruption.
  6. Are you on the tenancy agreement, or is this a sublet? Know the legal situation.
  7. Why are you leaving your current place? The answer tells you a lot.
  8. Anything else I should know? Open the door for things they haven't thought to mention.

You don't need to ask all 40 in one sitting. Here's a practical approach:

  1. Before meeting: Send questions 1-5 by message. If the answers don't match, you've saved yourself a trip.
  2. During the viewing: Ask 6-12 naturally in conversation. You'll learn more from how someone answers than what they say.
  3. Before committing: Cover 13-32 in a relaxed sit-down. Coffee shop works better than the flat itself (less pressure).
  4. The closer: Questions 33-40 are for when you're seriously considering it.
